Policy Action: Interim Zoning
Definition:

Restrictive Interim zoning regulations are sometimes imposed to restrain development pressure during the planning period. This approach has been used in Texas where moratoriums are severely limited by statute. See moratorium resource page.


Texas Applications

City of Austin. Far South Congress Land Use/Zoning Report – “Newly annexed land carries an interim designation. In addition to this zoning category, land may be zoned DR to "prevent premature land uses or land development for which adequate public services and facilities are unavailable." A large percentage (26%) of the land in the study area either has interim zoning or is outside of the city altogether, most of it lying in the vicinity of Congress Ave. and Slaughter Ln. In addition to several large undeveloped tracts, many of the salvage yards discussed above fall into this category. For the most part these are on the west side of South Congress. The Park Ridge Subdivision discussed above has interim zoning in spite of the fact that the subdivision is built out.”
