Project Summary

Replace AC-8W & 11W

Beauford H. Jester Center (JES)

Removal and replacement of two (2) air handler units AC-8W and AC-11W located on the rooftop of Jester Dormitory with four new units.  Mechanical work includes Demo and installation of NEW equipment (Owner furnished), and ductwork in the mechanical room. Local DDC controls for the AHU's.  Electrical work includes demo of existing electrical for wiring of new starters for the new AHU’s and VFDs for AC-8W and AC-11W. Life Safety requires the installation of smoke detectors in the supply and return ducts. Base Bid is to provide a fully operational HVAC system including equipment, related electrical, sheet metal, piping, etc. Time Schedule is based on the equipment being delivered to site between June 9, 2008 and June 14, 2008 and installation operational with Substantial Completion by August 8, 2008. The contractor shall be responsible for disassembling and re-assembling the equipment as required for ingress up to the mechanical room in roof penthouse. Equipment will be shipped in multiple sections depending on best container method as determined by the manufacturer. Phasing will be required to minimize down time for respective zones on the chilled water system.  The operation of the AHU’s will be different from the existing units. New O.A.-8W and O.A.-11W will be rooftop units supplying  100% outside air with heat wheel for pre-treating the air supplied from exhaust riser.  Units AC-8W and AC-11W will be horizontal, vane axial fan mounted to an inlet silencer and four (4) sided coil section which concentrates and shapes the air for high efficiency.  The discharge will be a short coupled silencing elbow.  Demo and replace chilled water and hot water piping and add new piping and control valves.  Provide local DDC control of the chilled water control valve and temperature sensor for each AHU.  Install Return air smoke detectors on floors 9 – 14. Provide temporary exhaust for bathroom exhast riser to maintain operation of exhaust at all times.  Contractor shall offload equipment from delivery vehicle & store in approved structure onsite.  All offloading, moving of equipment to roof, assembly of equipment parts (by demount), setting, start-up, & testing, etc. shall be provided as a turn-key installation of Owner-furnished equipment.

The general Construction Budget for the project is approximately $738,000.00 to $836,000.00.
