12CMR002 - CAM - Renovation to Support EERC Project
The abbreviated Summary of Work is as follows:
The University of Texas at Austin (UT Austin) intends to renovate portions of the basement, 1st, 2nd, 6th, and 7th floors of the UT Administration Building (UTA) located at 1616 Guadalupe Street in Austin, Texas and possibly other buildings on UT Austin’s Main Campus, Pickle Research Campus and other locations in the Austin area, to support the construction of the new Engineering Education & Research Center (EERC) building on UT Austin Main Campus.
The UTA building houses several UT Austin departments, which include administrative offices and classrooms. The building is a secure, 24-hour facility that will remain occupied during these renovation activities. The UTA record drawing floor plans (RD) are attached for reference only. The attached UTA preliminary floor plans indicate the areas of renovation described in the following paragraphs.
The proposed renovations at UTA will temporarily accommodate the space requirements for the department of Electrical and Computer Engineering (ECE) and will include partial demolition and renovation of the basement level and 2nd floor for research labs including the construction of a new required exit stair between the basement and 1st floor level. Partial renovations to the 1st, 2nd, 6th, and 7th floors will accommodate graduate student workstations, IT suite, ECE staff and faculty offices. The areas will likely require demolition within the existing suites with minimal re-work of the existing mechanical, electrical, plumbing, data, security, and fire sprinkler and fire alarm systems.
Multiple bid packages with associated GMP’s are planned for the UTA renovation project. Bid Package #1 (GMP-1) will include the demolition scope of work and construction of a new required exit stair connecting the basement and 1st floor. The demolition scope of work will need to be coordinated with the UTA occupants move schedule to vacate the areas to be renovated within the UTA building. For instance, the UTA 1st, 2nd, 6th, and 7th floors will vacate on or about January 15, 2013. Bid Package #2 (GMP-2) will include the balance of the renovation scope of work in UTA basement, 1st, 2nd, 6th, and 7th floors. Additional GMP’s may be required for this project as well as for possible renovations in other buildings on UT Main and PRC campuses and other locations as necessary.
Pre-Construction phase services will be provided for the UTA renovation project as outlined in the master agreement for the Construction Manager at Risk. The UTA renovation project will have at least two bid packages with separate GMP’s and will require phased demolition and construction to accommodate the various office move schedules required for this project and the operational schedule for the School of Information (iSchool), which currently occupies the 1st and 5th floors. The iSchool typically schedules weekday classes as late as 9:00 P.M. and computer lab classes on weekends. All construction activities will need to be coordinated with the Owner to accommodate no disruption of these class schedules and final exams. The project schedule is projected for on or about the following dates:
• August 27, 2012 Award Construction Manager at Risk contract
• August 28, 2012 Design Development review meeting for GMP-2
• September 1, 2012 Issue BP1 Construction Documents for Demolition and Stair Construction
• October 15, 2012 - Anticipated start date for basement level demolition
• October 19, 2012 Issue GMP-2 Construction Documents for the balance of renovation scope of work in basement, 1st, 2nd, 5th, and 7th floors
• December 19, 2012 - Anticipated start date for stair demolition and construction
• January 14, 2013 Substantial Completion for new stair construction scope of work
• January 15, 2013 - Construction start for GMP-2
• July 1, 2013 Project Substantial Completion for balance of GMP-1 and GMP-2 scope of work
All disruptive construction activities (e.g. concrete demolition, sawing, coring, ram shot, embeds, etc.) shall be coordinated with the Owner and scheduled to be accomplished between the hours of 10:00 P.M. and 6:00 A.M. to accommodate the class schedules and final exams held at the UTA building. Other typical “no construction activity” days that UT Austin recognizes are posted on the University Academic Calendar at http://registrar.utexas.edu/calendars. UT Austin also restricts construction activities during various events, such as Explore UT (early March), UT Remembers (early May), Commencement (mid-late May), and Gone to Texas (late August) when applicable to the project location.
The general Construction Budget for the project (GMP-1 & GMP-2) is approximately:
$2,400,000.00 to $2,800,000.00
