The abbreviated Summary of Work is as follows:
Beevers Lab Renovation - Scope of Work: L. Theo Bellmont Hall (BEL) Suites 220, 212, and a portion of Suite 222 shall be renovated per the Owner’s construction documents. Abatement shall be in the scope of work. The square footage of this project is 7,648 sf.
Suite 220 (west wing) shall include the drywall construction of office partitions up to the existing exposed concrete deck, 12'-4" A.F.F. Office and conference room glazed walls shall be 9'-0" tall RACO storefront glazed partitions with 9'-0" tall stained wood, single lite, glazed office doors. The conference room will be outfitted with minimal base and upper cabinets to create a plumbed coffee bar. Recessed projection screen with projector, speakers, and CoLA standard console and keypad shall be provided by Owner, roughed-in and coordinated by CMR. AV equipment to be installed by Owner with the exception of the projection screen. Exposed double elliptical insulated ductwork, electrical, and A/V conduit shall be kept tight to the ceiling structure and racked as specified on the plans to create a pleasing architectural integration with the newly-painted existing exposed concrete ceiling deck, beams, and columns. Existing CMU walls shall be furred and sheathed with gypboard to provide electrical and data to modular furniture to be purchased by Owner, coordinated by Construction Manager at Risk. Carpet tiles with 4" rubber continuous base and painted Type 4 finish gypboard walls shall be the standard interior finishes.
Suites 220, 212, and 222 (east wing) shall include drywall construction of testing rooms and offices up to deck for acoustical soundness. Ceiling shall be a 9'-0" AFF suspended acoustic ceiling throughout. Some partitions will be required to have acoustical treatments to provide greater STC ratings. Sound-rated penetrations through sound-rated partitions will be required to provide video transmissions between some testing rooms. Mechanical ductwork will be required to have individual laterals and sound boots where acoustical treatments in offices and testing rooms are required. Doors shall be stained wood in welded metal door frames. Carpet tiles with 4" rubber continuous base and painted Type 4 finish gypboard walls shall be the standard interior finishes.
Existing men's and women's toilets shall be required to be made ADA-compliant through minimal drywall, ceramic tile, and plaster ceiling repairs, patches, and plumbing fixture replacements.
Students in Recovery Renovation - Scope of Work: L. Theo Bellmont Hall (BEL) Suite 222 shall be renovated per the design development documents. This project shall include multiple alternates for the purposes of maintaining our limited budget. Abatement shall be in the scope of work. The square footage for this project is 3,240 sf.
A new assembly space with adjacent storage closets will be created by installing new drywall construction to existing concrete ceiling deck, 12'-6" AFF. New cove lighting in drywall furr-downs shall illuminate newly-painted existing concrete ceiling and structural elements. New stained beaded board wood ceiling shall be installed to existing concrete deck between pan joists. New downlights in furrdown soffits as well as new pendant fixtures suspended from existing concrete ceiling deck shall provide additional room lighting. Existing exposed ductwork shall be reworked to accommodate new assembly occupancy. New reception area with stained wood, single lite, glazed entry doors and executive office shall be renovated; mechanical and lighting shall be adapted as required. The extent of the existing corridor shall be shortened through the addition of a new partition and egress door at the toilet end. The corridor shall be repainted and new 4" continuous rubber base installed. New kitchen cabinets and a new two-compartment ADA-compliant kitchen sink shall be installed.
Carpet tiles with 4" rubber continuous base and painted Type 4 finish gypboard walls shall be the standard interior finishes in the new assembly, reception , and director's office areas, with the exception of one accent wall in the new assembly space, on which shall be installed a specialty wall covering. The executive office shall retain its existing VCT, but shall require new 4” continuous rubber base. Existing walls shall be patched and painted.
A review package for both projects shall be posted on the ESBD site, FOR REFERENCE ONLY.
The general Construction Budget for the project is approximately: $1,530,000.00 to $1,734,000.00.
